Ceiling updates, basement suites and business park fit-outs for one of Mississauga's original planned communities
Serving Meadowvale
Meadowvale began as a planned new town. Markborough Properties unveiled its plans in 1969 for more than 2,400 acres of former farmland in northwest Mississauga, and the first homes opened in the early 1970s. Lake Aquitaine, Lake Wabukayne and Meadowvale Town Centre, which opened in 1978, were part of the same plan, along with a business park that gave the area jobs as well as houses. It should not be confused with Meadowvale Village, the separate heritage district to the northeast.
That timeline defines the drywall work here. Most Meadowvale homes are 40 to 50 years old, which means original textured ceilings, settling cracks, dated bulkheads and basements that are ready for a second life. Meanwhile, offices and light-industrial units in the business park change tenants regularly, and each change means new partitions, ceilings and repairs.
Express Drywall Services is a Canadian-owned, Toronto-based contractor with more than 20 years in both residential and commercial drywall, so one team can handle both sides of the community. For the wider city, see our drywall contractors in Mississauga.

Why Meadowvale Clients Call Us
Homeowners in Meadowvale are usually updating a house they have lived in for years, often while still living in it. We protect floors, contain dust, keep the work area tidy and tell you which rooms are affected and when. A final walk-through comes before sign-off, so nothing is left for you to chase.
Commercial clients need something else: drawings followed accurately, fire ratings built as specified, and a schedule that fits around electricians, HVAC and the tenant’s move-in date. We quote framing, insulation, boarding and finishing together on larger jobs, which keeps pricing predictable and removes gaps between trades.
A long-time client puts it this way:
“Phenomenal contractor—great to work with. Efficient, high-quality work at very fair pricing. I’ve worked with Rami, Leon, and their team for many years and have always had a great experience. Professional, reliable, and consistently solid results.”

Common Meadowvale Projects
Popcorn and stipple ceilings. Textured ceilings were standard when much of Meadowvale was built. Removing them is one of the most visible updates you can make to a home of this age. Because texture from before the mid-1980s can contain asbestos, have it tested first. Regulated removal falls under Ontario Regulation 278/05. Once it is cleared, we remove the texture, skim the ceiling smooth and prime it. Our popcorn ceiling removal guide covers costs and timing.
Basement finishing and second units. After decades of use, many basements here are ready for a full finish or a rental suite. We frame and insulate, box in ductwork, install moisture-resistant board in wet rooms, and hang and finish the drywall. A second unit also needs fire separation under the Ontario Building Code. The City of Mississauga’s building and renovating pages explain permits, and we build to your approved drawings.
Cracks, repairs and open-concept updates. Forty years of seasonal movement shows up as ceiling cracks, popped fasteners and split corner bead. We repair the cause where we can rather than just covering it. See drywall repair vs. replacement for how to decide. When a wall comes out, we patch the ceiling and the adjoining walls so the old layout disappears.
Meadowvale Business Park. Office and light-industrial tenants need demising walls, fire-rated partitions, sound control and suspended ceilings. We handle commercial drywall installation, fire-resistant drywall, steel stud framing, T-bar ceilings and soundproofing for meeting rooms and shared walls. For food and production areas, FRP panels give a washable wall finish.
Retail units. Plazas and storefronts around Meadowvale Town Centre need quick turnovers, usually outside of busy hours. Commercial drywall repair and priming and painting can be booked together so the space is ready sooner.
Second units are one of the more common renovations in a community of this age, and the order of work matters. Framing and rough-ins for plumbing, electrical and HVAC go in first, followed by the inspections your permit requires. Insulation and vapour barrier come next, and those are usually inspected before anything is covered. Only then does board go up: Type X where your drawings call for a fire separation, moisture-resistant board in wet rooms, and resilient channel on the ceiling if sound control is specified.
From there, taping, sanding and priming usually take one to two weeks for a typical basement. Our guide on how long drywall installation takes breaks down each stage, and drywall installation cost in the GTA includes a worked 1,000 square foot basement example.
Commercial fit-outs have their own rhythm. We work from your architect’s or designer’s drawings, confirm wall types and ratings before ordering materials, and sequence framing, board and ceilings around your mechanical and electrical trades. When a space is occupied, we can isolate the work area and schedule noisy or dusty stages outside of business hours. Every commercial project comes with a written guarantee, as set out on our warranty page, and we close out any deficiencies before handover.
