Condo repairs, bungalow renovations and apartment turnovers along the Etobicoke lakeshore
Serving Mimico
Mimico sits on the Etobicoke lakeshore, west of the Humber River along Lake Shore Boulevard West. It became a village in 1911 and a town in 1917, and it stayed independent until it joined Etobicoke in 1967. That history is still visible: older houses and bungalows on the residential streets, low-rise rental apartment buildings along the lakeshore, and a wall of newer condo towers to the east at Humber Bay Shores, on the former Motel Strip.
Each of those building types needs something different. A condo repair is mostly about access, building rules and a seamless patch. A bungalow renovation usually means opening up old walls and blending new board into old. A rental building needs fast, clean turnovers that keep fire separations between units intact. All three can be on the same street here, so the crew has to be comfortable with all of them.
Express Drywall Services is a Canadian-owned, Toronto-based contractor with more than 20 years in residential and commercial drywall. For the wider area, see our drywall services in Etobicoke.

Why Mimico Clients Call Us
In a Humber Bay Shores condo, the job starts before anyone picks up a tool: elevator bookings, permitted work hours, hallway protection and any paperwork your property manager asks for. We plan around those rules, keep our footprint small and take debris out at the end of the day, so neighbours barely notice we were there.
For landlords and property managers, downtime is what costs money. We schedule apartment repairs tightly with painters and other trades, and we keep fire separations intact when patching between units. When a wall or ceiling that separates suites gets opened, it has to be closed properly, including fire caulking around any penetrations.
What clients say about working with us:
“Great experience from Express Drywall Services working on a complicated job with weird scheduling and many phases. Really appreciate the flexibility and professionalism throughout this process.”

Common Mimico Projects
Condo drywall repair. Leaks from the unit above, cracked bulkheads and nail pops are the usual calls in lakeshore condos. Once the source is fixed and the area is dry, we cut out damaged board, replace it and finish it to match. Ceilings in many condos are concrete with a sprayed texture, so a ceiling repair is often a texture match or a full skim. Our guide on water-damaged drywall explains what to do first.
Bungalow and older-home renovations. Open-concept conversions leave patched ceilings and new beams to wrap. Older houses may also have plaster on some walls and drywall on others. We frame, board and tape and finish so the old and new surfaces read as one, and full drywall installation in Etobicoke is part of the same service.
Basements. Before any board goes up, moisture has to be dealt with. Any basement with a history of water needs that fixed first, because drywall will not solve it. We then frame and insulate exterior walls and use moisture-resistant board in wet rooms. Basement apartments also need the fire separation required by the Ontario Building Code, built to your permit drawings.
Rental buildings. Mimico’s low-rise apartment buildings need steady patching, ceiling repairs and repainting between tenants. See commercial drywall repair and fire and sound separation for multi-unit work, along with soundproofing where units share noise complaints.
Lake Shore storefronts and offices. Restaurants, clinics and shops along Lake Shore Boulevard West need partitions, ceilings and washable wall finishes. We install commercial drywall, T-bar ceilings and FRP panels for kitchens and back-of-house areas.
Permits. Replacing drywall in an existing room usually does not need a permit, but changing layouts or adding a unit usually does. Toronto Building’s building permit page is the place to confirm what your property needs.
Drywall work inside a condo follows different rules from a house. Walls between suites and corridors are usually fire-rated demising walls that belong to the condo corporation, so they should not be cut or changed without approval. Interior partitions inside your suite generally give you more freedom, although your building’s rules still apply. If you are unsure which is which, we can look at the wall with you and your property manager.
Bulkheads are another common issue. In many suites they hide sprinkler lines, ductwork and plumbing risers, and they need to remain accessible. When we rebuild or repair one, we can add access doors so future service does not mean cutting the drywall open again. Noise is the other frequent request. Adding resilient channel and an extra layer of board on interior walls or ceilings can help, but sound also travels through floors and structure, so we will tell you honestly what a given upgrade can achieve.
Even a small patch usually takes more than one visit. Compound needs to dry between coats, so a typical repair means a first visit to cut out and replace the damaged board and tape it, a second visit for the next coat, and a third to sand, prime and finish. In a condo, we book those visits around your building’s permitted hours. A single patch usually wraps up within a few days. Larger jobs are scheduled in your quote, and our guide on how long drywall installation takes explains each stage. If you are unsure whether to patch or replace a damaged section, read drywall repair vs. replacement first.
