Condo repairs, custom home builds and basement suites along the Yonge Street corridor
Serving Willowdale
Willowdale runs along Yonge Street through the heart of North York, from around Highway 401 north toward Steeles Avenue. Along Yonge, the North York Centre area is lined with condo towers and offices, while the streets on either side mix post-war bungalows with the large custom homes that have replaced many of them.
That mix means very different jobs on the same street: patching and refinishing walls in a twenty-year-old condo, finishing a basement suite in a bungalow, and boarding out a new three-storey custom home next door. Express Drywall Services is based in North York, so Willowdale is close to home for our crews.

Residential and Commercial
Residential and commercial drywall work for Willowdale condos, houses, offices and retail units.
Why Willowdale Clients Call Us
Condo work comes with rules: booked elevators, limited work hours, protected hallways and neighbours on the other side of the wall. We plan around all of it and keep our footprint small, so suites are repaired and refinished with as little disruption as possible.
On custom builds, we work to the builder’s schedule. High ceilings, open stairwells, coffered ceilings and curved walls are common in new Willowdale homes, and we board and finish them with the straight lines and crisp corners these designs depend on.
Common Willowdale Projects
Condo repairs and upgrades. Leaks from the unit above, cracked bulkheads and dated stipple ceilings are common in older Willowdale condos. We repair damaged drywall, rebuild bulkheads, skim ceilings smooth and leave every surface ready for paint. See our residential drywall repair services.
Basement suites. Toronto allows secondary suites in many houses, and a compliant basement apartment needs fire separation and sound control between units. We build fire and sound separation assemblies with Type X drywall, resilient channel and insulation, built to your permit drawings.
Custom homes. New homes on Willowdale’s side streets often include tall foyers, open-to-above living rooms and feature ceilings. We supply full drywall installation in North York, with framing, insulation, boarding and finishing coordinated in one schedule.
Offices and retail. Along Yonge Street we handle office fit-outs, clinic build-outs and retail partitions, including commercial drywall installation, demising walls and suspended ceilings.
